Ok lets face it. It is a tough market out there for some. There are many homes listed for sale that haven't sold and probably wont sell. There are just some situations where people don't have the money or resources to make necessary repairs or upgrades that are required by the lending institutions, inspectors and appraisers in order for them to sell.

Sometimes, people need to sell fast and don't want their house sitting on the market for months with a for sale sign in the front getting rusty. That's where we come in the picture. Genesis Real Estate Services is an independent real estate company and therefore can do things others can't. We actively invest in real estate with the goal of creating win-win situations for sellers and buyers.

We know you may have seen like a gazillion signs all over the place written with permanent marker claiming they can buy your home in 5 days. It might seem like there is some catch doesn't it? Truth is, most people don't even respond to those signs.

So..what makes us any different? Glad you asked. We currently own a portfolio mix of properties that we manage. Some of those properties have been rehabbed and rented, others rehabbed and sold, some others we are actively selling to pre-approved buyers in search of their dream home, we sell some to those looking for fixer upper properties and others we sell to end investors.  You see, these properties were purchased from someone who had difficulty selling whether they owed taxes, inherited a property they didn't want, were behind on mortgage payments, had liens against them, were tired of dealing with tenants, had a property that was vacant, had an  abandoned property,  a home that needed to many repairs or simply they could no longer afford to keep the property. You name it, we have purchased it. We are also connected to a network of real estate investors who are always looking to purchase your unwanted real estate headache. It doesn't matter what condition the home is in, doesn't matter the area and doesn't matter what situation you may be in or facing. We look at every property differently and can make the decision very quickly if we want to purchase it or find and investor who may want to  purchase it from you.

We do not charge any fees or commissions on homes that we purchase. We pay you fair value based on the condition of the home and the area.

How do we start?
  • A free consultation will help us to gather info on your situation and your property. You can call or visit our office or leave your information on the contact us page.
  • We can prepare a simple and short contract for you to review and sign which can be faxed, emailed or mailed to you.
  • All of our closings are done by a licensed and reputable title company who can also come to your home when it is time to close.
  • Once all docs are signed we can wire you your money , give you a cashiers check at closing or even put it in the mail.

We make this process smooth because we walk you through the entire process and do all the work for you!

  Q: How does this work?

  A: The process is simple. All you have to do is contact us by phone, office visit or by filling out the form on the contact us page. We will contact you within two (2) business days to discuss your home and your situation. If the situation is a win-win for all, we will make an offer on your home. You then determine if you wish to accept or reject the offer.  If we can't work out an agreement, we will match you up with an investor from our network who can make you an offer.

  Q:  How do you determine the price you're willing to pay?

A: Just as every homeowner's situation is unique, so is the process in which we determine what an appropriate offer for a home might be. Things that must be considered are condition of the home, the area it is located in, cost of repairs that need to be made to the home, the current local market conditions, as well as the urgency of the situation.

 Q: How much do you charge?

  A: There are no fees or commissions that are paid by the homeowner.

Q:What if I have a realtor?

 A: We are a licensed brokerage with licensed real estate agents. We know the rules and regulations involved if you are in a current contract with a realtor. We do not target or advertise properties that are in an active listing contract with a realtor. We do not engage in any unethical practices and honor any listing agreement you may be in.  If we are interested in your property and want to make an offer we will contact your realtor to do so. You may also want to check with your realtor to see if any arrangement exists if you find your own buyer.  You may be able to negotiate a lower commission if you bring a buyer to the table. As the seller, you will be responsible for paying commission to your realtor.

Q: Do you buy condos, mobile home, commercial buildings, land, vacant lots, etc?

A: Yes.  If the deal makes sense, we can buy townhouses, condominiums, duplexes, beach property, office buildings, farms, land, or any structure that has land deeded to it such as a manufactured home or a mobile home. If we can't, we can refer you to our network of investors.

Q: What if my property is rented?

 A: No need to worry if your home is rented. We can buy your house now and take care of the renters later. If you have a family member living at the property, we can make special arrangements for them.

Q: What if I am behind on my mortgage payments?

A: If you are behind on mortgage payments, we can work out a Short Sale with your lender to get you out from under the property. We have a team of expert ready to deal with the bank on your behalf.

Q: Do I have to make any repairs  or improvements to my property?

 A: No, we will purchase the home in as is condition. You do not have to do anything but contact us.
